A look at Value Bradley Beach Single Family



This is my weekly view at the Jersey Shore Market focusing on Bradley Beach, Single Family homes.   Bradley Beach is a lovely family oriented seaside community between Avon by the Sea and Ocean Grove with a downtown filled with shops and eateries.  A train station in town makes it very convenient for commuters. 
In this analysis of closed Single family homes from January 2006 to December 2010, it looks like 2007 was the year.   That year, Bradley Beach hit the highest closed price and closed properties numbers.  The next two years head down until increased activity in 2010 which I attribute to the tax credits for buyers program.

A Look at Value - Beautiful Belmar, New Jersey

Below is a presentation of Closed Single family homes in Belmar, NJ since January 2006 to present.  Belmar looks like it’s been on a Roller Coaster Ride in terms of values and DOM’s.  Overall, it doesn’t look like value-wise it has taken a BIG hit.  Perhaps due to the community, the proximity to the ocean, the quality of life that Belmar affords.  However, if you look at the number of sales year to year, that has taken a significant drop.  The days on market have increased.  The increased activity once again in 2010 I would attribute to the tax credits for buyers.
This profile is the 2nd installment of what I will present on a weekly basis, Town by Town, for you, to be the judge of what market conditions have been.  Belmar still regardless seems to be strong in the Jersey Shore as far as sales in comparison to other Shore Towns.

A Look at Value - Wall Township

Sometimes it’s really hard to get a true value of what is actually going on in your area by all the stats and news that are presented constantly.  Real Estate is local.  What may be going on across the country doesn’t necessarily mean that is what is happening in our own neighborhoods. 
Below is a presentation of Closed Single family homes in Wall Township, NJ since January 2006 to present.  I have been wondering how the sales values have actually been holding up over the last five years.  If you’re curious too, read on.
This profile is the first of what I will present on a weekly basis, Town by Town, for you, to be the judge of what market conditions have been.   It looks to me that the spike in the increased sales may have been a product of the tax credits available in 2010.  There were 114 closed properties under $500,000 last year.  The tax credits made a difference.   I wish the government would initiate a new one.
